Alvine and Associates: A Story of Innovation, Visionary Stewardship, and Lasting Impact
OMAHA, NE — The story of Alvine and Associates is one of vision, perseverance, and leadership. It begins with Raymond G. Alvine, whose ambition and determination laid the groundwork for what would become a nationally recognized firm. As he built the company, his sons, Doug and Steve, carried his vision forward through their own transformative careers. From Ray’s early innovations and steadfast commitment to quality, to Doug and Steve’s strategic growth, embracing emerging technologies, and expansion into new markets, each generation has built upon the last with purpose, foresight, and a shared dedication to excellence. It is a story of continuous evolution, now guided by a new generation of leaders grounded in the values of the Alvine family, shaped by decades of mentorship, and committed to carrying that legacy forward for years to come.
Raymond G. Alvine: A Pioneer in Engineering
Raymond G. Alvine, born in 1926, earned his Bachelor of Science in Mechanical Engineering from Iowa State University in 1949. After college, he worked at local engineering firms to gain experience and knowledge. In 1961, Ray took a leap of faith by founding Alvine and Associates in Omaha, Nebraska. Starting as a one-man consulting practice, Ray’s wife, Dorothy, with nine kids at home, supported the business as CFO, helping Ray with bookkeeping. Launching the business was a significant risk for his family, but together they relied on resilience, determination, and a shared commitment to make it succeed. Their perseverance paid off when they hired their first employee, Charlie Werp, marking the firm’s growth.
As Ray built up the business, he was also a pioneer in the engineering industry, leading the way for future engineers. He was a founding member and past president of the Nebraska Chapter of American Council of Engineering Companies (ACEC), helping establish the ethical standards and best practices that continue to guide the engineering practice across the state. As a founding member of Automated Procedures for Engineering Consultants (APEC), Ray played a key role in harnessing the emerging power of computers in the 1980s and 1990s, helping the architecture and engineering industry transition from hand calculations to more advanced, technology-supported processes. He and his peers were among the first to adapt these tools to perform complex engineering analyses, such as heating and cooling load calculations. Additionally, as a lifelong member of ASHRAE, Ray played a key role in advancing nationally recognized energy standards, including the ASHRAE Standard 90.1, which currently remains foundational to modern building design. His work demonstrated a deep and early commitment to energy efficiency, well before it became an industry-wide priority.
In 2022, Ray Alvine was inducted into the ASHRAE Hall of Fame, a distinguished recognition reserved for individuals whose contributions have had a lasting impact on the HVAC and building engineering industry worldwide. This distinction posthumously recognizes individuals who have made milestone contributions to the advancement of HVAC & Refrigeration technology and the profession as a whole. Ray earned this honor for his lasting impact on engineering principles, industry standards, and the evolution of building systems, helping shape modern approaches to performance and efficiency. His induction places him among an elite group of only thirty-eight innovators whose inventions and technical contributions have had a profound and enduring influence on the built environment.
Throughout his career, Ray held influential leadership roles on several advisory boards and remained deeply engaged in his community, extending his impact far beyond local practice into the broader engineering profession. Widely respected for his contributions, he was named a Fellow in multiple professional organizations, reflecting both his technical expertise and professionalism. Equally enthusiastic about developing others, Ray mentored extensively, lectured internationally, and cultivated a workplace culture grounded in fairness, opportunity, and growth. Believing in the potential of individuals at all levels, regardless of formal education, he fostered an environment of collaboration, innovation, and integrity that continues to define Alvine’s culture today.
Expanding Vision into a National Legacy
While Ray was establishing the firm, his sons soon followed in his footsteps. Doug obtained his electrical engineering degree from the University of Nebraska–Lincoln in 1978, and Steve earned his mechanical degree from the University of Nebraska-Lincoln in 1981. They initially launched their careers in Denver before returning to Nebraska to join the firm as staff engineers, focused on learning both the technical and business sides of the profession. After leading the firm for over 25 years, Ray began to transition his role to his sons, Doug and Steve. Together, the brothers formally took ownership of the firm in 1990 with a plan for expansion, long-term stability, and growth. Building upon a solid foundation, Doug and Steve Alvine carried the company into a new era.
Doug, as President of the firm, and Steve, as CEO, led Alvine through a second wave of remarkable growth and transformation. They embraced emerging technologies such as AutoCAD, positioning the firm at the forefront of innovation, while strategically expanding into new geographic markets, beginning with key projects in Iowa that led to the opening of additional office locations. The vision extended well beyond traditional engineering services, anticipating clients’ evolving needs in an increasingly complex and newly connected world. This forward-thinking mindset led to the creation of IP Design Group, a specialized division focused on telecommunications infrastructure, advanced security and access control systems, acoustics, and audiovisual design, delivering seamless and technology-driven solutions.
In 1996, Steve’s focus and passion began to center on a niche market sector: animal life support systems and aquatics. He led a team that developed efficient mechanical and plumbing systems for exhibits displaying a wide range of ecosystems and species. This specialized focus opened new opportunities for the firm, including expanded work for Omaha’s Henry Doorly Zoo and over 15 additional zoos across the United States, which included multiple exhibits and expansions. Alvine is proud to have been a part of several amazing projects at Omaha’s Henry Doorly Zoo, including the Lied Jungle, which received the 1993 ACEC Engineering Award of Excellence and a NSPE National Honor Award. The Scott Kingdom of the Seas Aquarium at Omaha’s Henry Doorly Zoo won the ACEC Engineering Excellence Award in 1996. The Desert Dome, completed in 2002, was recognized as the world’s largest indoor desert, spanning 84,000 square feet across two levels, and is covered by the world’s largest glazed geodesic dome.
The firm was winning awards and focusing on its longstanding Nebraska clients, including Union Pacific. When Union Pacific partnered with developer Hines on a major project, they encouraged the developer to consider Alvine as their local engineering partner. The resulting interview proved successful, establishing a new relationship that would later expand the firm’s national reach. While maintaining focus on client relationships, Doug took this opportunity to greatly expand Alvine’s national footprint. Following the completion of the Union Pacific project in 2004, Alvine’s client base expanded into major urban markets, including Chicago, where the firm contributed to numerous high-rise developments, the first being One South Dearborn, a 40-story, 825,000-square-foot Class A office building in Chicago’s Loop. This project catapulted Alvine into new connections and engineering design for some of Chicago’s most prominent skyscrapers: 300 North LaSalle, Wolf Point West, River Point, and Salesforce Tower.
As the firm gained national recognition and secured more projects, the industry entered a significant downturn during the 2008 recession. Having already expanded into Lincoln (2000), Iowa (2007), and Oklahoma (2007), Alvine and Associates was better positioned to weather the economic challenges that followed. While firms were closing and unemployment was rising, the Oklahoma City office helped broaden the firm’s geographic reach, strengthen client relationships, and create additional opportunities beyond its established markets. Under steady leadership, the firm remained resilient by focusing on market diversification, strengthening partnerships, expanding its low-voltage systems capabilities, and pursuing strategic growth initiatives. Rather than scaling back, leadership continued to guide the firm forward, expanding its presence while securing high-profile projects nationwide. This forward-looking approach not only helped sustain the company through a difficult economic period but also positioned it for continued success in the years that followed.
In 2014, the firm was awarded the HVAC and window restoration project at the Nebraska State Capitol. The seven-phase project replaced outdated systems with modern geothermal solutions while preserving the building’s historic integrity. The team also developed a complex construction plan to keep the Capitol fully operational throughout the multi-year renovation.
The firm’s leadership and guidance propelled a series of transformative projects across the country, elevating Alvine’s national presence and strengthening its reputation for delivering complex, high-performance design. In Nashville, the firm played a key role in major developments such as Fifth + Broadway, 222 2nd Avenue, and Nashville Yards; large-scale, mixed-use projects that demanded sophisticated coordination, innovative systems integration, and a deep understanding of evolving urban environments. This same leadership and expertise positioned Alvine to provide mechanical, electrical, plumbing, and technology services for the new Mutual of Omaha Headquarters tower, now the tallest building in Nebraska. These developments reshaped city skylines while demonstrating Alvine’s ability to deliver efficient, flexible, and sustainable engineering solutions.
Alvine’s New Headquarters – Engineering on Display
In 2018, Alvine completed its corporate headquarters at 1201 Cass in Omaha, an innovative facility designed to showcase engineering while promoting health, wellness, and occupant performance. Guided by WELL-Certified Building principles, the building emphasizes indoor environmental quality, lighting, comfort, and overall well-being as fundamental design priorities. At the time, it became the first certified WELL building in Nebraska. Throughout the space, integrated systems, materials, and lighting features serve as interactive teaching tools, giving clients and partners a firsthand look at how thoughtful engineering can create healthier, more responsive environments. The headquarters also established an impactful learning and mentoring environment for young engineers and employees, building on Ray, Steve, and Doug’s longstanding commitment to developing the next generation of professionals.
Intentionally crafted as “engineering on display,” Alvine’s new headquarters fosters client engagement, educational tours, and student experiences. Building systems are thoughtfully exposed throughout to highlight the firm’s expertise. For example, a conference room features a transparent floor section that reveals electrical wiring and ventilation systems below, offering a clear view into the building’s infrastructure. At the front desk, dynamic lighting responds to changing weather conditions, while multiple conference rooms demonstrate advanced lighting controls designed to support occupant comfort and productivity. One of the conference rooms incorporates privacy glass that turns frosted, creating a more confidential environment at the touch of a button. As a result, the firm’s headquarters stands as a dynamic expression of its commitment to innovation, education, and human-centered design.
Driving Growth, Innovation, and Mentorship
Over its 65-year history, Alvine has experienced remarkable growth. What began as a three-person firm has expanded to more than 140 employees across five office locations, including the addition of its Colorado office in 2021. This success is rooted in a longstanding commitment to innovation, mentorship, and professional development—values that have shaped both the firm’s growth and its culture. A strong reflection of that commitment is Doug’s dedication to advancing architectural engineering education. Throughout his career, he has been a passionate advocate for developing future engineers and helping shape the next generation of industry leaders. He has donated his time by lecturing at local universities, mentoring design competitions, serving as a committee chair, and participating in multiple advisory boards and non-profits, which have had a positive impact and made a lasting impression. In addition to teaching, Doug inspired a corporate culture of empowering professionals to keep learning and evolving. Under his direction, he ensured that Alvine offered educational pathways for engineers and an internship program emphasizing hands-on training and individualized coaching. The focus on these programs has earned Alvine numerous accolades for developing exceptional young professionals, including several staff members receiving 40 Under 40 awards from Consulting-Specifying Engineer and the Midlands Business Journal.
As Doug followed his father’s path, earning awards and recognition, his strategic vision transformed Alvine into a nationally recognized engineering firm, delivering more than 20 million GSF of LEED Gold- and Platinum-certified projects across nearly every market sector. His influence, championing sustainable design and shaping iconic developments, earned him ACEC Nebraska’s Charles Durham Achievement Award in 2023, the organization’s highest honor for leaders who have revolutionized the engineering industry. In 2024, Doug’s career was further recognized when he was inducted into the ACEC College of Fellows, a prestigious award that recognizes engineers who have reached the highest levels of achievement, leadership, and impact in their profession, beyond technical expertise.
As we celebrate 65 years of Alvine, we also celebrate the extraordinary leadership of Ray, Steve, and Doug Alvine. For more than six decades, an Alvine carried forward the vision established by Ray, while helping shape the growth, culture, and success of the firm. Their commitment to excellence and investment in people have left an impact that will be felt for generations to come.

Future of Alvine as a Unified Brand
Building on this legacy of growth and collaboration, in June 2025, the firm unified its identity by bringing Alvine Engineering and IP Design Group together under a single brand, Alvine. While the organization had long operated as one integrated company, this rebrand formally recognized that unity, providing greater clarity for clients and a more seamless experience for employees. By aligning all services under one name, the firm strengthened its ability to deliver fully integrated solutions, foster meaningful partnerships, and create a lasting impact.
The story of Alvine is not just about engineering; it is about humble beginnings, adaptability, and the power of visionary leadership to shape an industry for future generations. The firm continues to deliver integrated engineering solutions across multiple disciplines, guided by the values instilled by Ray, Steve, and Doug. Their combined impact extends beyond individual projects; it lives on in the people they mentored, the standards they set, and the environments they helped create. Today, as we celebrate our 65th anniversary, we reflect on the strength and determination that inspired Ray to found the company and on the defining projects that have helped shape communities and skylines.
Beginning in 2019, Alvine’s third generation of leaders began taking shape, establishing a strong foundation to carry the firm’s momentum forward. Principals Brandon Rich, Brian Hadfield, and Sam Haberman all began their careers at Alvine as interns before joining the firm full-time and advancing into leadership roles. Steph Guy met Doug while he was teaching a class at the University of Nebraska and then joined Alvine 16 years ago after gaining valuable experience with a local engineering firm. Together, the firm’s principals represent more than 80 years of experience and embody the ethical values, commitment to sustainable engineering, and pursuit of excellence cultivated through mentorship by the Alvine family.
